Internet Coupon
There are two ways we can use this. One way is to just offer it straight up. On the Web site have a coupon that can be accessed from a starburst on the home page. Internet coupons get more than twice as much response as a contact page and are a great way to source traffic and convert the customer from a Web visitor to a live visitor. I suggest designing the coupon to also gather information as a requirement to get the coupon, the contact info will go into the database and be emailed to the property just like the contact page. I suggest making an offer on the coupon. Make it pretty decent so that they print it and hold on to it.
The second method is also great for the leasing team to use on the phone. Train your people to ask the caller if they are on near their computer, if they are ask the customer if we can walk them through a floor plan we have in mind for them on our Web site and also show them some other special offers. At a community I am consulting with we positioned our site so that while the sales process is taking place by using our floor plans online, the leasing consultant will point out a small coffee cup (this goes with our "Birchall’s Brew" theme. Ask the customer to click on the coffee cup and a Internet coupon will appear. It would make a great conversion tool! The only thing we need to add to that coupon is the name of the consult they are working with so that we can track it and distribute the lead to the appropriate person. We will also be able to look at our Web stats and see if the leasing team is following this sales method.

The above statistic points out the high response to a pre-rental application. I would suggest we offer real time availability on your own unique address URL and the ISL’s we are paying for such as Apartments.com, ForRent.com, ApartmentGuide.com. The preferred tool for this is Vaultware or Crossfire. The second advantage to using the real time availability tools is that when we make price changes we do it in the tool and then it changes every site we are listed on. So much easier!!
Flip Video for Follow Up
We purchase a Flip Video for each consultant. These are super easy video camera’s for $110. Show the prospect how to use it and then give it to them to video anything they like throughout the tour. They return it to us at the end of the showing. We tell them we will email them their video as a reminder of what they looked at. This is an amazing follow up tool! It is so simple to do. Just pop out the USB stick and put it in the computer. The video will load through a self loaded program and will be broken into segments based on when they started and stopped the video. The leasing consultant can merge the video into one file and send it out. The video also have sound so the prospect will be able to hear the sales pitch and be reminded of what they like.
The second use for the video is to load them onto our Web site in a YouTube.com type format. A recent study showed us that 62% of apartment shoppers prefer to view a video tour before visiting the property. We also know that prospects trust what other apartment shoppers recommend. We call the page something like "View Our Customer Videos" and we can have 4 or five of them on the site.

I love this idea! This company will send a ball to anyone. The cute part is the ball is not in a box, just a ball with the address, postage and marketing message on it. This is a real attention getter when it is sent to a corporate call or a prospect. Very memorable too and we are certain that the recipient will tell someone else about it. They recently doubled the price to $20 after the owner went on "The Big Idea with Donny Duetch." I called and asked for a discount because I have presented this idea to hundreds of my audience members. They said if we enter KATEGOOD as the coupon code we can get it for $14.95 each. I promise that I get no kick back here!

Brochure Pen
Everyone needs a pen. This is a great item to use when you stop into any business or office in Birmingham. The brochure pen is unique and gets attention. For a very low cost printed item, it has a lot of advertising space. And, no one throws away a pen until it explodes in your briefcase. I would to order these as soon as possible and then send our team out to get our feet in the street. Cooperative Restaurant Marketing
This is a really low cost idea that is very effective. Simply select restaurants that meet our desired demographics and geographical preferences. Ask the restaurant to allow us to provide their napkins (so cheap to print) for their happy hour. In some cases the restaurant asks to print on one side while we print on the other. For this promotion I would push traffic to our Web site.
E-newsletter
Start sending out a e-newsletter to your email database. I like using the email program called Constant Contact because it allows us to create the newsletters ourselves. I have a few clients who use this program to also email newsletters to existing residents as well as announcements about upcoming events or promotions. I also like the survey function as it helps us get to know our target customer much better. The pricing is based on the number of email addresses in the database. Most of us will be charged minimum pricing at $29 a month. This is much more economical compared to hiring the graphic designers at an ad agency.
Money Money Everywhere
I heard about this idea when I started my career 20 years ago. I placed in this list of ideas because it works. Simply have the money printed with your apartment community information and list your URL. Next have fun dropping the money everywhere you go. People cannot resist picking up money.
